  13. Research on the variables of obsolescence and the financial impact of building obsolescence on commercial office buildings, based on the rental value of the buildings. A model for estimating and forecasting the financial impact of obsolescence has been formulated. This is the first research in this area which is able to relate the variables of obsolescence and the decline in the rental value of buildings and forecast the financial impact. Due to the significant contribution of the research findings to the property development and investment, the researcher has been awarded a degree of doctor philosophy (Ph.D) from the University Of Reading, England
  14. Research on the achievement of new economic policy for improving the economic status of bumiputra (indigenous group) by allocating 30% of the construction projects to the bumiputra contractors – the research findings was presented by UTM at Majlis Perundingan Ekonomi Negara (MAPEN), 1989

MOU and Recruitment of Foreign Students:
2007 Prepared the draft documents for renewal of MOU with Universitas Bung Hatta, Padang – In 2003, has successfully developed the syllabus and curriculum for Diplomain Quantity Surveying and involved in the teaching works for the programme. Graduates from this programme are now accepted to continue their study at UTM
2007 Prepared the draft MOU between UTM and LPJK and ISEA, Indonesia. The MOU will accelerate the recruitment of foreign students at UTM.  The part time degree course in quantity surveying will commence in December, 2007. 25 students have registered for the programme
2007 Initiate the MOU with a few Chinese Universities such as Tsinghua, Harbin, Shenzen and Thongjing Universities. Joint master’s programmes will be conducted in which students from China will be offered to study at UTM
